Land at East Rainton was designated in the Local Plan as 'settlement break' and was proposed to be kept and reinforced as that going forward in the new Sunderland Local Plan.
The Local Authority were behind in terms of preparation of this plan however and had no identified 5 year land supply, leading us to advise the client that a case could be made for sustainable deliverable development in the short term through the NPPF.
Working with both landowners we agreed a collaborative approach to bringing the site forward and an outline planning application was then advanced for residential development of 110 units and this was secured with an officer recommendation despite fierce local objection. The site was marketed with the outline permission which ensured the value was maximised. Avant Homes purchased and successfully built and sold the site out.
