Stillington

Buckley Burnett identified land in Stillington as a potential windfall site given Stockton Council’s lack of 5 year housing land supply at the time, negotiating a promotion agreement with the landowner to take the site forward.

The land was swiftly accelerated from its original 10-15 years identification within Stockton Council’s Strategic Housing Availability Assessment to an immediately acceptable site thereafter through representation and negotiation with the Council allowing an outline planning application to be made.

Once outline permission was granted the site was taken out to the market with initial offers being considered from a number of parties, however none were taken forward as it was felt better value could be achieved. Buckley Burnett undertook further managed marketing over time which eventually led to securing a better offer maximising value for the landowner.
